The current value shall be calculated using current MLS Listings as follows: We will use homes in the same zip code, price will be based at $100,000 higher and lower, Sq. Ft. will be factored as 100 Sq. Ft. Higher and lower and lot sizes will be factored as 10% +/- .

 Here is an example; An 1850 Sq. Ft. home is located in the Elk Grove zip code of 95624 with 1850 sq ft, located on a .50 Acre lot.

 I will pull searches of the homes on the Sacramento MLS using this search criteria Elk Grove 95624, active listings, 1750-1950 Sq Ft .40-.60 acres.  The computer shows the average asking price is $500,000 and then if you purchase it for more than $400,000 YOU WILL RECEIVE $1000.00

 Condominiums will be based on year built 5yr+/-, & price per sq. ft. in the same zip code; bare land will be based on average price per acre within that zip code or within a 5 mile radius. On specialty properties that cannot be comped this way, I do reserve the right to change the way this is figured. If the property has a pool, in-law quarters or other items of great value, additional value will be factored in.

This website is updated everyday Monday-Friday with all the local REO Homes as they hit the market. When you sign up with me I will put you on a daily E-Mail update list of all the Newest Bank Own Properties that match your criteria, so that you do not have to thumb through this website everyday.

The $1,000 will be paid as a credit in escrow only to buyers that are represented by Gary Lee or one of Gary’s Buyers agents upon purchase of the subject property. Other Terms and conditions may apply.

As REOs goes into "pending sale" status, it normally drops out of my database within 24 hours. It is possible that a home may make it to this website without being a Bank Owned. I will try to pull those homes as soon as I find out about them; this site is 99% accurate. (I cannot make my Guarantee on homes that are not Bank Owned or listed by myself or RE/MAX Gold.  If you were to find one that you like on my website, I will let you know right away that it is not an REO or listed by RE/MAX Gold. You may still buy that home and I will try to get you the best deal possible if you choose to use me to negotiate that home on your behalf.)

If you find a link on this website that says Search for Homes that is a search of the entire MLS System that covers all homes listed, NOT JUST THE REOs. This link is good if you want to compare prices between the REOs and what other homes are selling for.
